Was it a sobering December 2022 for Telluride Real Estate sales?  That is a great question as we head into the new year.

$30 million in dollar volume over just 16 transactions for December. Thats 80% off of December 2021.  But just like the view from this master bedroom?  There is a light in the tunnel of darkness.

How?

Well, personally, the office of Teddy Errico at LIV Sotheby's International Realty represented 2 of the 16 sales in December. And we have approximately $150 million in property under contract in the Telluride Region.

Keep in mind that the worst December since 2011 was still enough to make 2022 the 3rd best year ever for Telluride Real Estate sales.

So?  Is it now a Buyers' Market?  No.  But it might not be a Sellers' market either.  It all depends on the property that you are looking at.

How is that possible?  Well? The Average Sales Price in San Miguel County is $1.9 million and that is up 26% compared to 2021.  

So keep your dry January on hold.  Settle in to a more normal, pre-pandemic market.  And now it's more important than ever to stay in contact with your Realtor.  Let's hope that is Teddy Errico.
