The September Real Estate Market in San Miguel County was a solid one, despite being off 7% in Dollar Volume and 14% off in the Number of Transactions vs September 2025.

The Dollar Volume was 2% above the five year norm, proving that it was a good month.

The Telluride Submarket (up 11% in Dollars and 44% in Number of Transactions) and Mountain Village Submarket (down 16% in Dollar Volume yet up 6% in the Number of Transactions) continue to provide the stability in the marketplace.  The County is off but its tough to look at the Numbers when one sale represents over one quarter of the year to date dollar volume.  In fact?  That one sale makes the rest of the County look a lot stronger than it really is.

So what's the bottom line?  The San Miguel County decline is masking that the towns of Telluride and Mountain Village strenght in the local real estate market.  In September the remainder of San Miguel County sales fell 89% with just $4.4 million in Dollar Volume.

The Buyers are very specific in their desires and searches.  In the world of North American Ski Resorts, the uniqueness of Telluride and Mountain Village combined with the natural beauty and closeness to the resort amenities provides a lifestyle that few can match.  That's why they are still strong despite down National Trends.
