September 2021 Telluride Real Estate Summary

September 2021 Telluride Real Estate numbers are in.  Overall, the numbers are very good.  San Miguel County saw over $132 million in dollar volume change hands in 93 sales.  The numbers are off from the ridiculous September 2020 however, down 27 percent in dollars and 23 percent in the number of transactions.

Keep in mind though that September 2021 was the second best September ever for the Telluride market!  We had six sales over $5 million this month, including the old Rosewood Development site on Country Club Drive in Mountain Village at $10.5 million

The big reason for the drop?  Lower inventories and therefore reduced sales in the historic town of Telluride.  Mountain Village was flat in September 2020 vs 2021 and the remainder of San Miguel County only off slightly.  

Year to date?  We are cruising, already passing the $1 Billion mark.  We are up 57 percent vs 2020 in dollars, and 45 percent in the number of transactions.  Sales in Mountain Village lead the way! 

It will be interesting to see how October and November sales shake out as we hit the off-season and prepare for a great ski season.
