How did Real Estate Sales in March in Telluride, Colorado?  Well, it certainly came in like a lamb, as the first two months of the year were off 32% in dollar volume and 16% in the number of transactions.

But March climbed out of the hole somewhat.

Well, what else does your Trusted Advisor, Teddy Errico and LIV Sotheby's International Realty have to say?

Overall March saw $62 million in sales over 31 transactions.  While that was off 12% from March 2024, it still is a solid month. 

Sales were definitely on the lower to middle level properties as the top end sees invemntory challenges.  And that challenge?  Its a combination of the property not being new enough or remodeled to justify the List Prices, or takign into account that a Buyer will have to spend a lot of time and money to update an older home.  There has to be some value in this segment to get Buyers to move,

But 60% of the sales were over $1 million in March.  Yet, the average price dropped from $2.3 million to $1.7 million.

But no need to panic.  April closings are strong.  And we really can't see the full picture of the Winter Selling Season until teh end of May.  Our best Buyers come to buy in late Februaryt and March.  And the closings are typically 45-60 dayes after that.  So hang tight.
