June 2026 Telluride Real Estate Peek
So the numbers are out for June 2026 for Telluride Real Estate, and at first glance? Wow a big month which is up 55% in dollar volume vs June 2025. But if you want to inside scoop from Teddy Errico, your Trusted Advisor with LIV Sotheby's International Realty, there is a little more to the story.

While the $62 million that changed hands is impressive for San Miguel County, its actually right on par with June 2021, 2023, and 2024. The number of transactions were actually down 21% as compared to 2025.
What does that mean? There is much more selectivity in Buyers right now and the high-end luxury market is performing well, if priced correctly. The town of Telluride did the best contributing $32 million of the market, more than half, while Mountain Village contributed over $18 million to the total.
Property sales over $5 million was up almost 100% as compared to June 2025.
The average price year to date in San Miguel County is up 25% showing Buyer activity is more scarce, but the capital is there for the right proeprty at the right pricing.
