June 2025 Telluride Market Update. It Needs Work!
There is a lot of work to do in the Telluride Real Estate Market right now. But the June 2025 dollar volume was off significantly.
So what happened? Well the luxurious buyers are not pulling the trigger as we are seeing poor dollar volume in 2025. The June dollar volume was off 41% as compared to 2024 and the lowest amount since 2020 during the start of the pandemic.
There is good news. The lower price points are selling. The number of transactions were up 17% in June.
As a 26 year veteran of the Telluride Real Estate Market, this long trend is something that we have never seen before. We are almost always the opposite.
The usual factors are at play. High mortage rates. Federal Government uncertainity. Unstable ownership in the Telluride Ski Resort. High Prices. Not great inventory. And, some Buyers are contracting projects that are far from complete, like The Highline and Four Seasons.
The Summer selling season is just upon us, so we will have to wait to see if the market wll turn more positive in July, August and September.
