August Real Estate Sales Update-Telluride
Another good month for Telluride, and San Miguel County Real Estate sales. August was flat in dollar volume with $108 million in properties changing hands. The number of transactions were off 16% though, showing that higher priced properties are selling and values are getting protected. But the Mountain Village was slow.

The dollar volume is continuing its strong stretch and overall pacing ahead year to date of 2025 by 18% despite the number of sales being down 8%.
But its not all roses, as one sale heavily influenced the market. Hidden Rocks Ranch on Hastings Mesa closed at $38 Million and accounted for 35% of the total monthly dollar volume. These anomalies happen, and we just have to look at the data more closely, and definiely perform market segment analysis for both Buyers and Sellers. Bottom line? Big Dollar sales influence these reports, the same way that low priced deed-restricted property sales (Think Meadowlark in Mountain Village) influence lower price points and values.

If we dive into the basics? Mountain Village was the hardet hit in August with dollar volume down 52% in its gross sales. The town of Telluride was strong and with that one huge Mesa Ranch sale? Properties outside of Telluride and Mountain Village were up 214%.
