August 2025 Real Estate Numbers

Here are the latest real estate sales numbers for San Miguel County, Colorado from your Trusted Advisor Teddy Errico and  LIV Sotheby's International Realty.  Keep in mind that San Miguel County includes both the Town of Telluride and the Town of Mountain Village.

So what happend in August 2025?  Somehow we crushed it with alomost $109 million in sales, but yet that was still 10% off the pace set in August 2024.  Looking further for good news, at least August 2025 beat the previous the 5 year average of dollar volume sales.  The number of transactions was off 7.0%, so that means properties continue to move and that indicates a healthy market, depsite lower dollars being spent by the Telluride Real Estate consumer.

Where does that leave us for the year to date?  2025 has now fallen behind 25% in dollar volume yet just 2% off in the number of sales.  That means August is tracking as the slowest real estate year during the Pandemic Era, but still well ahead of any pre-pandemic market.

Also a good sign?  We recorded the second highest residential transaction ever in San Miguel County with the sale of 137 Hood Park at $39.325 million.  Its incredible how a few sales can influence the overall real estate market here in San Miguel County.  If you combine that with Teddy's $16.4 million dollar sale at 140 High Country?  Two sales accounted for half of the dollar volume.  Wow.
