April 2021 Sales Soar!
April 2021 sales soar in Telluride, Colorado. Another record breaking month, April saw $126 million in dollar volume change hand over the course of 86 transactions.
This is a 45 percent over the previous best April, which occurred in 2007 and 168 percent increase over April 2020.
Although somewhat skewed data, because January-April 2020 were not effected by the COVID frenzy, year to date we are up 108 percent currently.
What market segments are leading the pack? The Mountain Village continues to be hot and land sales throughout San Miguel County are also doing really well. Land rarely sells well in the winter, so its a big surprise to see.
As we get close to hitting the summer selling season, I have notice 2 trends. Buyers are still active, with the thought of beating the rush from summer Buyers, which slowly hit on Memorial Day Weekend, and really pick up activity around July 1. The second trend revolves around inventory. When a market is as active as Telluride, Sellers jump in and make money. But if they love Telluride, they have nothing to move up or down too. So will we see new product to continue to fuel the fire of such good action?
Only time will tell.
