I'm really proud of this sale at 896 Two Rivers Drive.  Why?  Well, my Seller and I hard worked tirelessly for over a year to successfully change the San Miguel County zoning on this unit from commercial to residential to be able to sell this unit to a Telluride Local.

It may sound silly.  But every single unit that can be changed to support Locals living in the immediate region makes an impact. 

My Seller could have rented the unit out commercially!  They could have forced the issue 2 years ago to sell to a local business and have them be a landlord.  They could have kept it vacant. 

But it was important to them to have it be owner occupied.  The Seller cares about Locals so much that almost 30 years ago they developed the Two Rivers project.  And they keep trying to help to this very day.

A new water line, sprinklers, new appliances, new carpet, new floor, new HOA Management , additional parking space and many inspections later?  We accomplised that goal.

And that remodel did not hurt either.

Morningstar Unit 4.  One Bedroom/One Loft/One Bath.  Closed for $425,000.

Overall in the past few years, four more locals have stayed here, becuase of this Morningstar complex.  And I'm always happy to assist these goals as your 7 time Telluride Locals Realtor of the Year.
