Overall both the dollar volume and number of transactions were down in 2009 as compared to 2008, but this decline is leveling off as after a strong 4th quarter, the total dollar volume was down by just 3% and number of transactions down 11%. Final dollar volume for Telluride regional (San Miguel County) Real Estate Sales for 2009 stood at $334.1 million

Sam Miguel County Real Estate, overall, saw a compound annual growth of 5% in dollar volume over the past 10 years and a whopping 18% over the last 5 years.

Specifically, the Town of Mountain Village had an increase of 19% in 2009 in dollar volume and fared much better than the historic town of Telluride. If you need an analysis on a specific location, like Aldasoro or the Ski Ranches, don’t hesitate to contact the office of Realtor Teddy Errico.

The widespread snow storm in the SouthWest corner of the state of Colorado dumped a total of 37 inches on Telluride, giving us a 54 inch base, one of the best in the state and country.

Good news as February and Presidents Week fast approaches. Unfortunately showing Telluride property only allowed me to ski it for one day. Pray for more!

Telluride recieved some much needed good news in the form of FIFTEEN inches of fresh snow within the last 48 hours. More is expected tonight and storm totals could hit three feet by Monday morning.

This welcome news just seems to make everyone happy, and get people excited. The fresh coat of snow gives Telluride its shine, too. Maybe it will help convince some fence sitters, to dive into the Telluride Real Estate Market, too!

Revelation and hike to terrain off of Prospect was not open yet either, so powder hounds can get their fill on Saturday.

The combo of terrain and snow gives Telluride the best condition in the state of Colorado.

Early January saw 2 notable Real Estate Sales in the historic town of Telluride. Bear Creek Lofts on 327 East Colorado Avenue closed at $1,750,000 and at $960 per square foot. Also, the Olympic Penthouse at 150 West Colorado Avenue closed at $4,100,000 or at a price of $983 per square foot.

We are slowly seeing activity at prices like the above that are encouraging signs for the Telluride Real Estate market. As I have always said, there are deals to be had if you, as a Buyer, are not picky, but for high quality product in good locations, we are seeing high dollar transactions! Great news.

December numbers are in and overall Telluride Real Estate Sales saw a jump for December 2009. Total dollar volume of over $49 million (2008 was $24.3 million) with 31 sales.

This is our second best December over the last 6 years!
