Yesterday I played the Divide Ranch and golf Club course high over Ridgway, Colorado. At just 45 minutes from Telluride, this course offers a nice change of pace from the Telluride course, which is slated to open for the season on May 27th. In addition, this course is open a few weeks earlier and later than Telluride, due to its lower elevation and warmer climate. http://divideranchandclub.com/
The conditions are good for early season and the mountain views with the fresh white tops make it challenging to focus on golf! There are some excellent values as well. Lots start at $16,900 on 47 Puma Lane and homes start at $425,000 at 115 Woodchuck Place. ($170 per square foot- well below replacement value)

Hot off the presses today: The 2016 Telluride Blues and Brews Festival, held September 16-18, has announced its lineup for the iconic Telluride Festival. Headliners include Joe Walsh, Gary Clark Jr. and Mick Fleetwood Blues Band.

Tomorrow, May 17th, the official ribbon cutting ceremony will take place at 3:30 pm on the new and improved Telluride Town Park Stage.
New amenities include permanent speaker towers, a larger stage performing area, large side wings for easier storage and loan in and outs, and although not 100% complete until a second phase, multiple dressing rooms, bathrooms and production offices underneath! Impressive! This year alone we will see many major events starting with Mountainfilm over Memorial Day weekend. Other major festivals include Telluride Blues and Brews, Telluride Bluegrass, Telluride Jazz and The Ride.

Telluride, Colorado April 2016 real estate numbers are in. As compared to 2015 the Telluride real estate market, which encompasses all of San Miguel County, April was down 29% in dollar volume, yet up 7% in the number of transactions. Two markets that cooled a little, house sold in town, which is due to a lack of inventory, plus increasing price points, and Mountain Village Condominiums. The increase in the number of deals getting done leads me to believe that what ever deals are left are getting bought and locals are buying lower priced properties.
Year to date, Visit Telluride is only slightly off of the pace of 2015 in dollars, but up in number of deals!
Today , my office at Telluride Sotheby’s International Realty reduced the price of Parcel C on North Aspen Street to $2,195,000. Today, May 12th, I took a lunch break to hike Telluride’s most famous trail, the Jud Wiebe. Is spring finally here? Could be, but as I hiked the trail, noticing how the lack of aspen leaves really opened up the spectacular scenery, I saw skiers coming down the Plunge!
