Telluride Foreclosures Continue to Drop

The Telluride Daily Planet  published an article on Foreclosures today in San Miguel County.  The number of foreclosure filings has fallen 41 percent as compared to 2013.  Further adding to the continued health of Telluride’s Real Estate market is the fact that 2013 foreclosure filings was 60 percent less than 2012 foreclosure filings.  Overall we have only seen 16 foreclosure filings for 2014 for San Miguel County

Telluride Town Park Only 6th Best?

Curbed Ski ranked Telluride’s Town Park as the 6th best park of all ski towns.  Why not #1? And why just of ski towns?  Where else can you see Phish, James Brown, The Allman Brothers or Phil Lesh.  Watch one of many men’s or women’s softball or soccer games?  Ice Hockey?  Fish?  Theatre? Camp?  Booming Fireworks?  Tee Ball? Wine Sampling? Yep, its all there and so much more.

Great Lakes Drops Flights Into Telluride

Great Lakes Airlines will permanently suspend all commercial flights into Telluride Airport (TEX) in September.

This leaves the highest commercial airport in Telluride without commercial flights.  The main issue has been an increased amount of training for prop pilots that has led to a shortage.  Airlines are only keeping their most profitable routes.  Great Lakes flew to Telluride in 19 seat planes.

The closest commercial options will be Montrose (MTJ) and Cortez (CEZ) with Durango, Gunnison and Grand junction being good options.

Telluride’s  Airline guarantee program and tourism board are working hard to find a replacement airline.   Ideally we could land a 77 seat prop plane, but that would take expanded of the holding area and baggage claim.

Northview Hotel Group Close To Buying Telluride’s Hotel Madeline

The Northview Hotel Group is very close to finalizing a deal to purchase the Hotel Madeline from Ektornet (SwedBank Group) .  This past week, the town of Mountain Village gave their blessing on the purchase this week.  The town has certain requirements deeded into the property that must be met for any operator/owner.

Located in the Mountain Village Center, just steps to skiing this large luxurious property has been Bank Owned since RAL lost control of the project along with the Inn at Lost Creek.  The first operator was Capella

Improvements are planned and will include finishing some condominium units, architectural changes and overall improvements to the Lobby, Retail and Restaurant spaces.

Northview Hotel Group is based out of Westport, CT.  Their current portfolio includes the Westchester Marriott in Tarrytown NY, PGA National Resort in Ft Lauderdale, FL, The Beach House in Hilton Head, SC, the Queen and Crescent in New Orleans, LA and Eagle Crest Resort in Oregon, among many others.

Telluride Association of Realtors July 16 Tour Summary

Yesterday, the Telluride Association of Realtors hosted a tour of 12 homes to preview in Historic Telluride.  Some of my thoughts:

Prices are going up. Options are going down.  If you follow my blog, you know that there has been a 48% increase in dollar volume for our market and that we are off to our best midway sales in six years.  However, there are some good homes out there.  A few really stuck out in my mind.  440 Depot Avenue at $3.9 million offers direct River Trail frontage and is a large home at over 4100 square feet with 4 bedrooms and 5 baths.  There is even a lock off for a caretaker in the lower level.  Getting a Depot Home for under $1,000 per square foot has value.  I also liked the redevelopment opportunity in the bankruptcy sale at 328 North Pine Street.  The land value is there at $1.5 million and the neighborhood is exclusive high over downtown.  495 Curtis Drive offers a level of privacy not often found in the town of Telluride.  239 North Davis is a solid home and offers the option of buying the neighboring lot.

In addition, the amount of building and remodeling in Telluride is ridiculous.  Everywhere you turn, there is  either a new home, historic rebuild, or some type of remodel.  Not many of these are specs either.  There is even a home in the middle of the street on North Willow!

June Telluride Real Estate Sales Top $40 Million

June was another great month for Telluride Regional Real Estate with over $40 million is sales.  This was the best June since 2006, and an 84% increase over June of 2013.

Year to date, through the midway point of the year, with over $197 million in dollar volume we are off to our best start in over 6 years.  That mark is up 48% as compared to 2013.  The number of transactions are also up 24% with 223 transactions.

The larger increase in dollar volume is leading to values heading up!  A great sign for Telluride Real Estate!

Haute Ranks Telluride a Top 5 Second Home Location

Haute Living recently ranked Telluride, Colorado as a top 5 location to purchase a luxurious second home.

Other locations include, the Hamptons on Long Island, Blowing Rock, North Carolina, South of France on the Mediterranean (think Cannes, Monte Carlo and Monaco), Mykonos, Greece and Whitefish, Montana.

Telluride Golf Course in Great Shape

Yesterday I played a round of golf at the Telluride golf Course, in Mountain Village.  The weather is spectacular and the Course is playing well.  There are new interactive touch screens giving you distances to any part of hole, like sand traps and dog legs.

Telluride Building Permits Highest Since 2006

As first reported by the Telluride Daily Planet, the town of Telluride has issued 77 building permits in 2014 valued at $28 million.

Per the town of Telluride Building Department, this is best activity since 2006.  Last year there were a total of 118 permits valued at $21 million.

Everywhere you look in town, something is happening.  The old San Sophia Bed and Breakfast has been scraped, new houses are going up, small remodels, big remodels, and more.   Developers are looking a new larger options, too such as the Ajax Hotel, Four Corners and Owl Meadows.

May Telluride Real Estate Sales Even with 2013

Telluride Real Estate Sales for May 2014 were relatively flat as compared with 2013.  Overall we saw $36.5 million in sales for May 2014, up just 3% from 2013.  The good news on this data is that May 2014 was a strong month, the 2nd best of the year, while May 2013 had far exceeded its previous monthly sales in the first third of 2013.

The beat goes on in historic Telluride, with over $17 million of sales accounting for one half of the dollar volume for May in San Miguel County.  Mountain Village also saw solid sales with over $10 million in dollar volume.

Year to date sales are up 41% as compared to last year.  Great news as we head into the heart of the Summer Selling Season
